Eastside Innovation Hub

The Central Eastside Industrial District is a growing hub of innovation in the heart of Portland. Hennebery Eddy worked with Summit Development Group on a new project in this neighborhood to attract and cultivate talent, entrepreneurs, and investment aimed at catalyzing collaboration and propelling regional economic development. The Eastside Innovation Hub addresses a significant need for lab space, serving emerging health sciences and technology industries. Our adaptive reuse design adds 10,000 square feet to an early 20^th century concrete and wood-frame warehouse, transforming it into a 40,000-square-foot private, biotech-focused research wet laboratory and creative office facility.

To form an inviting interior, we analyzed the significant ventilation requirements of the labs and then configured systems and structures so as to maximize open areas; we also reestablished long-enclosed openings to maximize natural light. Along with other sustainable design features including high-efficiency mechanical/electrical systems, the building is capped with an ecoroof, helping control building temperature while preventing excess stormwater runoff.
